Don't trust their website! There's plenty better places out there

We love Italy and wanted to try a new area. We've plenty of travel experience with our children and have stayed in all types of accommodation over the years, but always research and read reviews. This did not live up to its adverts! We opted for this resort, booking directly with Club deb Sole, after... reading their advert and booking a "Brand new, 2025, family deluxe" accommodation, with sea view. (I will attach pictures to prove their advert - and if you look for next year - it's still being advertised as 'Brand new with a sea view'. This is the advert sold it to us!
Upon arriving, the reception staff were very friendly, and were actually able to let us into the accommodation early. What we entered was most definitely not brand new, and three rows back - and facing the opposite direction anyway, it did not have a sea view. Kids were tired and unpacking though, so we settled and went to get some food from the central restaurant to takeaway. Upon getting it home, one of the pizzas had the wrong topping on, and my pasta dish was maybe 5 bits of big pasta - not filling at all, and I'm not even someone who can usually finish a meal - let alone pasta! For Italian food - it was diabolical.
Overnight there was a storm - and that was the final straw for us, as our 'Brand new' accommodation leaked in the main bedroom - all over the floor!
At 9am we went to reception to complain. I remained polite and calm, and the staff tried to help - despite a manager not being in until 10am. They showed us an alternative accommodation, but it was cheaper accommodation and only a two bed (with a boy & girl teen this wouldn't work), so I had to decline. At this point they couldn't do anything else so I filled out their complaint form, and was told the manager would get back to me when he was in, and someone would come and fix the leak. The leak was fixed at 8pm, but still, 8 days later the manger hasn't bothered getting in contact.
So, this so called brand new 2025 deluxe accommodation - had a leaking window from the top and a broken catch; bathroom window handle had tape on where it had been repaired,; old broken decking and fencing/gate; a rusty fridge freezer with the inside of the door broken and a nail sticking out; shower heads that have definitely seen better days; the hob control panel markings were non existent; the extractor fan was missing a light cover, and I'm sure a main cover as all the fibres were just hanging out of the holes; multiple lights missing their covers. It's advertised with premium wifi - which didn't really work ever in the accommodation, and not that we go to watch tv, but again, the advert states "large TV" - it was a tiny 19"! To top it off, the plaque with the manufacturing details on it by the door, clearly state it was made in 2017 - so it's 8 years old!!!
After we had not heard anything, and realised they had no other alternative accommodation anyway, we decided we couldn't spend our holiday there, so on Sunday evening, we booked alternative accommodation through booking.com. We packed up Monday morning (which was our wedding anniversary), drove to Lake Garda and spent the rest of our holiday there. Upon checking out early Monday morning, I asked them to note that the manager had not been in contact. She was lovely and did ask if there was anything she could do to make us stay, but there was nothing.
I don't mind holiday parks, and especially if I know what I'm getting. If it's a weekend break, or a base, where I've usually only paid a small amount I take it as it is - but this was hours of research and it being completely falsely advertised. Lots of plans and expenses based on this choice - which we would have avoided, and also wasting half of our wedding anniversary packing, unpacking and driving two hours to more suitable accommodation!
